Wasl Group: Providing high-quality affordable homes

Dubai’s rapid population growth is reshaping the city’s housing landscape. With thousands of new residents arriving each month, demand for quality homes that remain accessible across income levels has become more important than ever. As the emirate strengthens its global reputation for liveability and economic opportunity, ensuring inclusive urban development is now a central priority.

Against this backdrop, Wasl Group continues to position affordable housing at the core of its long-term strategy. Rather than viewing affordability as a short-term response to market pressures, the organisation treats it as a structural component of sustainable city building. Its developments are designed not only to meet housing demand, but also to foster stable, connected communities where families can thrive.

Currently, Wasl manages one of the largest affordable residential portfolios in Dubai, comprising approximately 45,000 units. These homes accommodate close to 180,000 residents, with families representing the vast majority. This scale highlights the group’s significant contribution to providing stable housing options that support social cohesion and long-term residency.

What sets Wasl’s approach apart is its emphasis on quality alongside affordability. Developments are planned with access to green spaces, essential services, and strong connectivity. Community infrastructure is integrated into each project, ensuring residents benefit from a well-rounded living environment rather than simply a place to stay.

This philosophy is reflected in established master-planned communities across the emirate. Projects such as Wasl Village in Al Qusais offer a wide range of unit types, from studios to larger family apartments, catering to diverse household needs. Similarly, Wasl Green Park provides thousands of homes within landscaped surroundings, combining comfort, accessibility, and thoughtful design. These communities demonstrate that affordable housing can coexist with high urban standards and modern amenities.

Dubai’s population momentum further underscores the importance of such initiatives. By early 2025, the emirate’s population had reached approximately 3.92 million, with nearly 90,000 new residents added within a single quarter — equivalent to almost 1,000 people choosing Dubai each day. This growth trajectory places increasing pressure on the housing market, particularly in the mid-income and affordable segments.

To address rising demand at scale, Wasl strengthened its strategy through a landmark agreement signed in May 2025 with the Roads and Transport Authority and Dubai Municipality. The memorandum of understanding aims to double the group’s affordable leasehold residential portfolio across Dubai. The planned developments will span approximately 1.46 million square metres, delivered in phases to ensure infrastructure readiness and long-term sustainability.

These efforts align closely with the Dubai 2040 Urban Master Plan, which calls for balanced development across luxury, mid-market, and affordable housing segments. They also support the Dubai Economic Agenda D33 by promoting workforce stability, economic productivity, and resilient real estate growth driven by genuine end-user demand.

Looking ahead, Wasl has set an ambitious target: to double its residential leasing portfolio within the next five years. As Dubai continues to attract talent, entrepreneurs, and families from around the world rectify, the expansion of inclusive, community-focused housing will remain essential. Wasl’s ongoing investments position it as a key contributor to shaping a city where growth is not only rapid, but also accessible and sustainable for generations to come.
